If you’ve started pricing out a custom home in Midlothian or anywhere in Ellis County, you’ve probably noticed the estimates all over the map, literally. Lot cost, square footage, finish level, and site conditions all move the number, and most builders bundle their markup into the price without telling you what’s underneath it.

Here’s what actually drives cost on a custom build in this market:

Lot and site work. Midlothian’s growth has pushed lot prices up over the last few years, and site conditions, grading, foundation type, utility hookups, vary a lot block to block, even within the same subdivision. This is usually the first number that surprises people, because it’s decided before a single design choice is made.

Square footage and layout complexity. A straightforward rectangular footprint costs less per square foot than a home with multiple rooflines, angled walls, or a complex foundation. Neither is wrong, it’s a tradeoff between architectural character and cost.

Finish level. Cabinetry, countertops, flooring, and fixtures are where budgets swing the most, because the range between builder grade and high-end is enormous. This is also the area where a transparent selection process matters most, you should know what a given tier of finish actually costs before you fall in love with it.
